Sutter Pointe Specific Plan area encompasses 7,528± acres of land in south Sutter County. The site is generally bound by Natomas Road on the east, Powerline Road and State Route 99/70 on the west, the North Main Canal (north of Sankey Rd) and R Drain on the north, and the Sutter/Sacramento County line to the south. The project envisions the establishment of an eventual city in south Sutter County. The project proposes a diverse mix of land uses, including employment centers, a variety of housing types, retail shopping villages, recreational amenities, schools, community services, supporting on- and off-site infrastructure, roadway improvements, open space and various public uses.
The Sutter Pointe Specific Plan was approved by the Board of Supervisors on June 30, 2009.
On October 28, 2014, the Board of Supervisors approved an amendment to the Sutter Pointe Specific Plan affecting the eastern plan area located south of Sankey Road, North of Riego Road and east of Pacific Avenue.
On March 14, 2017, the Board of Supervisors approved the Sutter Pointe Regional Wastewater Conveyance Project to extend wastewater service from the Sacramento Regional County Sanitation District's (Regional San) Upper Northwest Interceptor located in Rio Linda in Sacramento County to the Sutter Pointe Specific Plan area.
On November 17, 2020, the Board of Supervisors approved the first phase of development in the Sutter Pointe Specific Plan area called Lakeside at Sutter Pointe. This first phase is 873± acres located within the eastern portion of the plan area, north of Riego Road and south of Sankey Road. This first phase will establish 3,402± single-family residences and 399± multi-family residences, along with 46± acres of employment centers, 25± acres of commercial centers, 61± acres of parkland, and 54± acres of open space along with a K-8 school.
