The Sutter Pointe Specific Plan provides the development framework for a master-planned mixed-use community located in south Sutter County. The Plan establishes objectives, policies, and implementation tools to guide land use planning to create a new, mixed-use residential, commercial, and employment center, while conserving valuable environmental resources found within the area.

Emphasis has been placed on creating a vibrant new community that offers a distinct “sense of place”, connected to the greater Sacramento and Yuba-Sutter communities by a system of multimodal transportation options.

The Sutter Pointe Specific Plan was approved by the Board of Supervisors on June 30, 2009.

On October 28, 2014, the Board of Supervisors approved an amendment to the Sutter Pointe Specific Plan affecting the eastern plan area located south of Sankey Road, North of Riego Road and east of Pacific Avenue.

On November 17, 2020, the Board of Supervisors approved the fist phase development in the Sutter Pointe Specific Plan called Lakeside at Sutter Pointe. This first phase comprises 873+ acres located in the eastern portion of the plan area north of Riego Road and South of Sankey Road. This first phase will establish 3,402 single-family and 399 multi-family homes, along with 46.1 acres of employment centers, 25 acres of commercial centers, 61.3 acres of parkland, 54.9 acres of open space along with a K-8 school.
